Feb. 1, 2007 Update

Yesterday, the Housing Authority processed checks totalling $43,473, affecting 35 landlords and 46 tenants.

We are interested in becoming landlords for section 8. When is the next meeting to do that and find out more information?I have left several messages but noone has ever called me back!

I have not received a check since October 2006. When I finally receive something, what are the plans for late charges? My lease specifys the amount and condition for late payments. How should I address that with the DHA?

As our correspondence indicated, DHA will pay a late charge of $10 plus interest due on the moey owed to you. Our accounting staff was making these calculations this week and we anticipate payment being sent out next week.

How was the $10.00 late payment fee arrived at? My lease calls for $35.00 late payments and this is what I would receive from the tenant. Why should the rate be any different for the DHA?

The Housing Authority is, of course, not like an ordinary tenant and your lease does not indicate that the Authority would be required to make such payments. When a landlord contracts with the Housing Authority, he or she is guaranteed payment, backed by the full faith and credit of the U.S. government. For this reason, we are not obligated to pay late fees or interest.

In this case, the management of DHA felt strongly that we needed to make a "penalty payment" as a matter of good faith and fair business practice to acknowledge the difficulty that this situation has caused our landlords. We know that the $10 plus interest payment is only a gesture, but it's one that we thought was worth making.

I bought some properties recently that have section 8 tenants. I have been trying to reach someone by phone to answer some questions and ensure that my fax was received designating a new payment address and name. Can you give me a contact name and phone number please.
